A Clear Process From Funding Need to Final Settlement

BridgeFin is designed around the real sequence of a property transaction. The process starts when a qualifying funding need is identified and continues through application, assessment, documentation, funding and eventual settlement. Each stage is linked to the underlying matter so the finance remains connected to the transaction it supports.

THE PROCESS

How a BridgeFin Matter Moves Forward

The attorney remains the central point of contact throughout the transaction.

Once a funding requirement has been identified, the relevant matter information and supporting documentation are submitted to BridgeFin for assessment. The application is reviewed in the context of the property transaction, and additional information may be requested where necessary before a decision can be made.

If the application is approved, the required agreement and transaction documents are completed before funding is released. The matter then remains active while the property transfer progresses, with settlement taking place in accordance with the approved agreement.

The BridgeFin Process

Identify the Funding Requirement

The process begins when the conveyancing attorney becomes aware of a qualifying funding need connected to the transaction. This may relate to approved seller expenses that must be dealt with before registration or qualifying estate agent commission that remains tied to a pending transfer.

The attorney considers the matter and provides BridgeFin with the relevant transaction context so the application can be assessed against an actual property transfer.

Submit and Assess the Application

The application is completed with the relevant client, property, finance and transaction information, together with the supporting documentation required for the particular type of bridging request.

BridgeFin reviews the information supplied and may request clarification or additional documents where necessary. An application is not approved simply because it has been submitted; funding remains subject to assessment and the applicable BridgeFin requirements.

Approve, Fund and Settle the Matter

Where an application is approved, the relevant terms and documentation are completed before the approved funding is released through the agreed transaction process.

The BridgeFin matter remains linked to the underlying property transfer while it progresses toward registration or settlement. Once the agreed settlement point is reached, the applicable repayment amount is finalised and the BridgeFin advance is closed in accordance with the approved agreement.
